At Title masters we offer to support our clients through a full settlement service or customized service. It is our responsibility to remove the worry over pay-offs, open mortgages, discharges, liens, taxes, and document review in order to insure Recordability and the monies and accuracy thereof. In fact we become your back office. The uneasiness is relieved to enable our clients to better focus on all the other aspects of the real estate transaction. The client will then be assured that all title requirements have been met and all documentation is complete for all the appropriate parties.
In addition to this, an INSTANT LOAN POLICY will be provided to the Lender along with the closing package. An Endorsement updating the recording information and other matter if any will follow upon notice from the searcher showing proof that all pertinent closing documents have been recorded.
Below you will find additional detail of what we offer as part of our settlement service:
- Review the entire title commitment
- Arrange for a Survey if required
- Take the necessary steps to clear all title commitment requirements
- Coordinate the closing date and time with all parties
- Obtain payoffs, final taxes, final water/sewer charges, HOA fees (if applicable), and realtor commission statements
- Obtain final closing figures from the lender
- Prepare the Affidavit of Title
- Obtain and Proof-read all conveyance documents for Recordability
- Prepare and Submit the Settlement Statement (HUD 1) for Final Approval by the Lender
- Receive and prepare Lender's Package for the Closing
- Prepare a disbursement ledger to facilitate funding
- In-house closer will attend the closing and disburse funds through our escrow account
- Record documents
- Assure that all post-closing issues are cleared and return executed documents to Lender
- Present all Mortgage Documents to Buyer at Settlement
- Review Seller's Deed, Seller's Affidavit and prepare and File IRS TAX Form 1099
- Send Original Owner's Title Policy and Copy of the Lender's directly to Buyer's Attorney along with any Original Recorded Instruments and Original Lender's Copy to the Lender
